Most Malibu sellers believe their house is in good shape. Then the buyer's inspector spends three hours in the crawlspace.
The inspection is where more deals come apart than at any other point in escrow. In a market where roughly one listing in five takes a price cut and homes are closing at about 95% of asking, that report becomes the buyer's best negotiating tool — every item on it is a line you'll be asked to credit.
This video covers the three things that keep that from happening: a pre-listing inspection so you see the report before the buyer does, fixing the small items while they're still cheap, and disclosing the large ones upfront rather than mid-escrow.
